How They Work

What a Gas Line Job Actually Looks Like

We look at the whole picture
BTU load of every appliance on the line, the meter's capacity, and the route — before we quote a number.

Permit pulled, then we build
Black iron or CSST as the run calls for, with a shutoff valve and sediment trap at each appliance.

Pressure test before anything closes
The line is pressurized and held. It has to stay steady before a wall goes back up.

Inspection, then relight
We meet the inspector, relight your appliances, verify the flame, and clean up behind us.

The Signs

How To Tell If You Have a Gas Leak

Natural gas is odorless on its own — utilities add a sulfur scent so you'll notice it. But smell isn't the only warning, and it isn't always the first one.

Leave now and call from outside

  • A rotten-egg or sulfur smell anywhere in the house
  • Hissing or whistling near the meter, a pipe, or an appliance
  • Dirt or dust blowing up from the ground near the gas line
  • Dead or dying vegetation in a line over an otherwise healthy yard
  • Headache, dizziness, or nausea that clears once you step outside

Worth a test, not an evacuation

  • A gas bill that's climbed with no change in usage
  • Burner flames that run orange or yellow instead of crisp blue
  • A pilot light that keeps going out
  • Soot or scorch marks around an appliance
  • Condensation on windows near a gas appliance
  • Any gas piping over 40 years old, or corroded black iron

If you smell gas right now.Leave the building first. Don't flip switches, unplug anything, or use your phone indoors — any spark is a risk. From outside and away, call your gas utility's emergency line, then call us for the repair. Unpermitted gas work also commonly voids homeowner's insurance and appliance warranties; we pull the permit as part of the job.

“Ran a new line out to our patio grill and capped an old one in the kitchen. Permit, inspection, all of it handled — I didn't have to chase anything.”

Marcus T. · Virginia Beach

“I kept catching a faint gas smell in the laundry room. They found a loose fitting behind the dryer in twenty minutes and tested the whole line before leaving.”

Denise R. · Norfolk

“Hooked up our new range and replaced a corroded shutoff the last guy left. Explained exactly why it mattered instead of just billing me for it.”

Commonly Asked Questions

Gas line questions, answered.

Can I install a gas line myself?

No. In Virginia, gas piping must be installed by a licensed contractor, pressure-tested, and inspected before it's put into service. Beyond the code requirement, unpermitted gas work commonly voids both homeowner's insurance and appliance warranties — and a leak behind a wall is not a mistake you get to discover slowly.

How long does a gas line installation take?

A straightforward appliance hookup is usually a couple of hours. A new run from the meter to a patio or a second-floor kitchen is typically a full day, plus the inspection visit. We give you a realistic window when we quote, not an optimistic one.

What's the difference between black iron and CSST?

Black iron pipe is rigid steel, the traditional choice, and still ideal for main runs and exposed locations. CSST is corrugated stainless steel tubing — flexible, faster to route through finished walls and joists, and it requires proper bonding to the home's grounding system. We choose based on the route, not on what's quicker for us.

Do I need a permit for a gas line?

Yes, for new lines, extensions, and most relocations. We pull it as part of the job and meet the inspector ourselves, so you don't need to coordinate anything.

How often should gas lines be inspected?

Have a licensed plumber inspect your gas piping every few years, and always before or after a major remodel, when buying a home, or if any appliance starts behaving strangely. Older black iron approaching 40+ years deserves a closer look regardless of symptoms.

What do I do if I smell gas?

Leave the building immediately. Don't flip light switches, unplug appliances, or use your phone indoors — any spark is a risk. Once you're outside and away, call your gas utility's emergency line, then call us at 757.448.3620 for the repair.
